We were originally contracted by a client whose family had been refused planning permission eight times over the previous 30 years.

There were multiple impediments to development, such as two mature Beech trees with Tree Protection Orders on the site, coupled with the speed and congestion of the A487. There just wasn’t enough space to create a new entrance onto the highway within the envelope of the plot.

With the neighbours’ permission we altered their boundary walls and vegetation to create sufficient onsite visibility for a new entrance that did not impact upon the mature streetside trees. This strategy enabled planning permission to be granted.

The plot was sold to a local Caernarfon businessman who didn’t want to make substantial changes to the speculative proposals. We helped him gain statutory approvals and worked closely with Datrys Engineers to develop the structural scheme. The new build approaches completion.
